5 Types of Industrial Roofing Materials & What They’re Best For

Although commercial and industrial roofs tend to be similar, industrial roofs are generally much larger than commercial roofs. Many of the same types of industrial roofing materials work for commercial roofs, although the application process may differ depending on the roof’s square footage.

EDPM

Ethylene propylene diene terpolymer, better known as EPDM, is a low- and flat-slope roofing material. This material traditionally comes in black, but it can also be made in white.

EPDM can last up to 20 years and is a popular choice for industrial roofing. Because of the large rolls it comes in, it can cover larger areas of the roof. It also minimizes the risk of leaking and creates fewer seams.

Modified Bitumen

PVC

Polyvinyl chloride, or PVC, is a single-ply membrane that typically comes in white and is known as a cool roofing system because it reflects the sun’s rays, which helps support energy efficiency.

This industrial roofing material is customizable based on your roofing application, as it comes in a range of thicknesses. Like EPDM, PVC can last up to two decades with proper care. It has also been used for longer than TPO in the roofing industry, and the quality of this material tends to be more uniform.

PVC is an ideal roofing material for industrial properties that use chemicals, acids, or grease. It is durable and resists damage from these materials to provide a long-lasting roofing material. PVC also provides fire resistance, which makes it ideal for harsh manufacturing environments.

TPO

Thermoplastic polyolefin (TPO) is another single-ply material that can come in white, gray, or other neutral colors such as tan. TPO is easier to keep clean than other types of commercial roofing products.

This roofing material has the potential to last up to 30 years. However, TPO is not appropriate for industrial buildings that use harsh chemicals, acids, or grease, as it does not provide the robust protection that PVC does.
